For London, we prioritised areas where major infrastructure and regeneration were reshaping connectivity and driving demand. The Elizabeth Line was one of those major shifts. It cut journey times across East London and strengthened connections to major employment hubs including Canary Wharf and the City. At Royal Arsenal Riverside, Woolwich Elizabeth Line station sits directly within the development, giving residents immediate access to that network. At the same time, large-scale regeneration across areas such as Woolwich, Thamesmead and Canary Wharf continues to bring new homes, amenities, public spaces and investment into these neighbourhoods. For us, that combination of connectivity, regeneration and growing demand is what made these areas stand out, with Queens Cross, Southmere and Royal Arsenal Riverside among the projects in our London track record.

Manchester’s opportunity came from the scale of expansion around its city centre. Regeneration across Victoria North, New Jackson and Greengate was adding homes, workplaces and public spaces, extending activity into new neighbourhoods. For us, that meant a broader base of residents, tenants and employers that could support demand as these areas developed. Victoria Riverside, Deansgate Square and Colliers Yard were among the projects that aligned with those fundamentals.

Curzon Street HS2 station and the Birmingham Knowledge Quarter are set to improve connectivity, expand commercial space and create thousands of jobs around an area already anchored by major universities. For Glasswater Locks, Snow Hill Wharf and South Central, that wider transformation mattered as much as the developments themselves because it pointed to a deeper, more sustainable base of housing demand.
